Deck Replacement Project

Notice: In light of the deteriorating and unsafe state of the decks within the Duplex Council, we are embarking on a comprehensive deck replacement project. The estimated timeline for completion is three years, primarily due to material and contract labor availability factors.

Our schedule for deck replacement is as follows:

  • In 2022, we will prioritize the replacement of all decks on Scarlet Lane, as it is the oldest.
  • In 2023, our focus will shift to Marble Fawn, where we will replace all of the decks.
  • In 2024, the final phase of our project will encompass the replacement of all decks on Haskins and Dunbar.
Update: To all Duplex homeowners,

The contract to Titan Construction was signed this afternoon, March 30, 2022, to install all new decks including replacing existing deck stairs on Scarlet Ln.

1. This is Phase 1 of a 3 year project to replace all decks in the Duplex council.
2. The start date is May 15, 2022.
3. Scarlet Lane residents should remove all personal items from surface, below and around decks.

DECK STAIRS
1. No additional cost to owners who already purchased deck stairs and have AAI
2. Scarlet Lane residents wishing to add deck stairs at this time MAY DO SO at cost:
  • Maximum number of steps is 4
  • Cost is 1,000 + 100 per step
  • You must notify ELITE no later than April 15 if you want stairs added
  • We currently have NO STANDARDS for steps if you chose to not add steps at this time.
  • No new requests for steps can be accepted until new standards are created.**
  • Payment will be made directly to the Conservancy through Elite (1)

Other notices:

Scarlet Lane: Board repairs and replacement of existing deteriorating will be minimized to help defray the cost of new decks. We ask for your tolerance during this season, however placing any owner at risk is unacceptable.

All Duplex. Painting of decks or replacement boards and rails is suspended 2022-2024

All Duplex. Power Washing of all Decks is Suspended 2022-2024. Siding power washing will continue as scheduled

Marble Fawn: Deck and Rail Repairs will be top priority 2022.

Haskins & Dunbar: Deck and Rail Repairs will be top priority 2022-2023.


**New Standards will be written as soon as we receive blueprints.
