Deck Information: Walden Woods Duplex Residents

OUR GREATEST FEARS

It has happened! One of our Duplex homeowners stepped onto a rotted deck board a few days ago and it immediately broke free under their foot. They could have been seriously injured, especially since this instance was on a higher level deck! We've had this happen a few times already, which has caused us to step up the full replacement of all decks by 3 years, but this is the first time that we've seen it on a high deck, where a fall could be all the more serious.

Starting May 15 of this year, we are replacing all of the Decks. Only because of material and contract labor availability, will this project take 3 years to complete. In 2022 we will finish all of Scarlet Lane, since it is oldest. In 2023, we will replace all of the decks on Marble Fawn and in 2024 we will replace all of the decks on Haskins and Dunbar.

What YOU need to do until then:

Before using your deck, at the beginning and middle of the season, using a stick or broom handle, push downward using heavy pressure at several points on each board before stepping on the board. Do not tap, hammer or punch the board as you may be causing latent damage without discovering current issues.

If you discover any rotted boards on your deck, call Elite immediately. Your directors have notified Elite that this matter is urgent, and the replacement of rotted boards is to be scheduled as they are called in. Plus, we have dramatically increased our budgets to allow for the costs of this problem.
